Terms & Conditions
1. Scope
These General Terms and Conditions (GTC) apply to all bookings of furnished apartments through Swiss Suites GmbH, whether made by an individual, a company, a relocation agency, or an insurer.
2. Formation of Contract
The rental agreement is formed upon written confirmation of the booking by Swiss Suites GmbH.
3. Rental Period
There is no minimum stay. Rental periods can be agreed for any length of time.
4. Deposit and Key Money
Swiss Suites GmbH does not require a security deposit or key money.
5. Termination and Move-Out
The tenant may end the rental agreement with 48 hours' notice, without giving reasons.
6. Payment Terms
Invoicing occurs weekly or monthly depending on the length of stay, always in advance. The booking is only confirmed once payment is received within 3 days of booking.
7. Condition of the Apartment
The apartment is handed over fully furnished and move-in ready. Tenants are asked to report any defects within 48 hours of move-in.
8. House Rules
The tenant agrees to treat the apartment with care and to comply with the following house rules:
- Quiet hours: Between 10 PM and 7 AM, we ask for quiet so all guests and neighbours can rest undisturbed.
- Smoking: Smoking is only permitted in designated outdoor areas, not inside the apartment.
- Cleanliness: Please keep the apartment clean and well cared for. If something breaks, let us know promptly.
- Cooking: Please use the kitchen exhaust fan when cooking.
- Respect for neighbours: Please keep noise and gatherings at a reasonable level, out of respect for other guests and neighbours.
- Alcohol- and smoke-free property: Alcohol consumption and smoking are not permitted anywhere on the property.
9. Liability
Swiss Suites GmbH is not liable for damage resulting from improper use of the apartment by the tenant. The tenant is liable for damage caused by themselves or their guests to the apartment or its furnishings.
10. Multi-Apartment Team Bookings
For bookings of multiple apartments for a team or project, invoicing is consolidated unless otherwise agreed. Changes to team size (adding or releasing apartments) follow the same 48-hour notice period.
11. Governing Law and Jurisdiction
Swiss law applies. Place of jurisdiction is Aarau, matching the company's registered seat per the commercial register.
12. Final Provisions
Should individual provisions of these GTC be invalid, the validity of the remaining provisions is not affected.
